Please find below information that will assist you in settling into your new home and help you with any basic queries you may have.

Tenancy Agreement:

At Drake we use the Office of Fair Trading Residential Tenancy Agreement forms, and we add an annex for specifics for your property. This agreement outlines your obligations and rights as a tenant. We will endeavour to review the lease agreement two months’ prior to the lease end date.

Condition Report:

The Condition Report is just as imperative as your Tenancy Agreement as it outlines the condition of the premises at the commencement of your Tenancy Agreement. This is also used as a reference upon you vacating the premises. Please make sure you check the Condition Report thoroughly upon moving in, returning the signed copy to the Drake Real Estate office within 7 days.

Electricity, Gas & Telephone Connection:

Please ensure you make your own connection arrangements prior to moving into your new home. Availability of phone lines, cable or satellite TV, internet/broadband and the adequacy of such needs to be investigate by the tenants prior to signing the residential tenancy agreement.

Keys and Remotes:

At the commencement of your tenancy, you will be given one set of keys to the premises for each person on the lease. Extra sets of keys that you may require are to be cut at the tenant’s expense.  Replacement of lost, stolen or broken devices/keys is also at the tenant’s expense.

Rent:

Under your tenancy agreement your rent is to be paid weekly, two weeks in advance, if at any time you are unable to make a payment on or before the due date, please make contact with the Drake Real Estate Team.

Routine Inspections:

During the course of your tenancy, the premises will be inspected by your Property Manager. You will be notified in advance of this pending inspection, in writing with the 14 day notice. The office set of keys will be used to gain access to the property.  According to the lease agreement, we are entitled to inspect the property 4 timers a year.

Vacating:

Your tenancy agreement provides protection for both you and the landlord. Therefore, if you intend to vacate at the end of your Tenancy Agreement you are required to submit a notice of intention to leave giving 2 weeks (14) days WRITTEN notice, this form must be completed even if your lease agreement is expiring.

In the event that you are breaking your lease agreement you will be required to fill out the break lease documents, please contact your Property Manager for these documents. The fees are outlines within the lease agreement or contact out team and we will go through them with you.

Maintenance:

The Drake Real Estate Team prides itself with providing you with the best maintenance services in town and working with you to achieve the best and quickest outcome possible. Please keep in mind that we need obtain landlords approval before we do repair work; this means unfortunately in some cases there is a time delay.

To assist us with providing you with this service, when you make contact us, please ensure you have all information on-hand to help us resolve the issue.  Should you have any maintenance issue please email your Property Manager, all maintenance requests are to be submitted in writing preferably via email.  Maintenance forms are available for download on our website.

In the event of an emergency please try contacting your Property Manager, should you be unable to get in contact with your Property Manager you can organise a qualified tradesperson to attend.  It is important to refer to the front page of your lease for our preferred companies.  Your lease document outlines what is classed as an emergency repair.  If the repair is deemed to be a tenant issue, or not an emergency, you will be required to pay for this repair.
